There are TWO TYPES of Processing options: 1, Loan Buyer 2, Cash Buyer

Step 01

Choose the Home

There are 4 types of homes (A, B, C, D) and you have 2 options to choose from.
Option 1 - Guarantee/Investment. You may choose a home that is currently occupied by tenants. You may collect the rent after closing.
Option 2 - Vacation Home/Own Property. You may purchase a home for yourself. You have the option to occupy the home yourself or occupy the home with tenants yourself.

Sign the Purchase Agreement

Purchase agreement that seller provide & 한국 부동산 매매 계약서

Step 03

Open Escrow with Earnest Money Deposit

Midway Escrow (Attn: Kevin Kim) $20,000 of EMD should be delivered to Escrow.

Loan Approval (Cash Buyer does NOT apply)

Buyer should provide past 2 years tax returns with the Apostille. The Korean lender will approve it within 2 weeks. 50% down payment is required. Interest rate will be 5-6% for a 5 years term.

Deposit Balance to Escrow

Remaining balance to be delivered to Escrow before visit to Korea. All cash buyer & Buyer with loan.

STEP 2

Visit KOREA

Seller will provide 2 air flights, economy class tickets and free housing for up to 3~7 days. In the case that escrow closes successfully, Escrow deducts flight tickets from buyer’s EMD. If not, money back needs to be sent back to Escrow.

Property Inspection

Buyer has a right to have an inspection with the Seller's agent. Seller shall provide 1 year home warranty.

Sign Loan Documents

Buyer should sign the loan documents with the designated lender in person. Buyer should pay 취득세(3.5% of Purchase Price), 법무사 비용

Closing

Seller will assign the 년세 lease and balance to Buyer if needed. Seller will pass the keys and information for the property.
*2년세 보장 (Guarantee if Buyer wants)/ Per year KW 4000만원)

ESCROW
OPEN

EMD $20,000, Escrow cost

Loan Process
2 years tax return with Apostille (Loan Approval within 2 weeks)

*Loan Buyer-> Closing (30 days) GO to JEJU to notarize signature

*Cash Buyer-> Closing (15 days) GO to JEJU to notarize signature

CLOSING

Loan Case: All Buyer wire 50% loan amount of purchase price to Escrow before going to korea. Escrow wire to KOREA Lender 취득세, 종부세,등기비용

All Cash: Purchase Price 100%
